“User-Generated Content” means any information, text, images, photos, audio, video, or other materials of any kind that Users, including yourself, upload, post, publish, display, transmit, or otherwise contribute on our Site or share privately with other Users. This includes ads and any content or materials featured within them;
"Intellectual Property Rights" means copyrights, patents, trademarks, service marks, designs, domain names, rights in software and other statutory rights, as well as all common law or equitable rights that safeguard business or personal reputation.

7. Accessing and Registering with Our Site

Access to our Site, registration, and posting listings or ads are currently provided free of charge.

Certain parts of the Site are accessible without registration; however, to post listings or ads or contact advertisers, registration and account creation using a valid email address are required. Browsing the Site without registering is still subject to these Terms.

Our Site provides a platform that enables users with residential properties located in India to advertise properties for rent or for sale, and enables users seeking residential property in India to post listings describing their rental or purchase requirements.

The platform does not act as a real estate broker, agent, intermediary, or property dealer unless expressly stated.

We are not a party to any transaction between users.

We act solely as an online platform provider. We do not verify, endorse, guarantee, or assume responsibility for the identity, credentials, ownership, authority, or legal capacity of any User unless expressly stated. Users are solely responsible for ensuring that their listings and transactions comply with applicable laws and regulations.

Our Site provides general information and should not be considered as advice to rely upon. It's essential to seek professional or specialised advice before making any decisions based on the content here. While we strive to update our Site's information, we do not assure, represent, or guarantee that the content is entirely accurate, complete, or current.

13. Prohibited Activities

Our Site is intended solely for lawful purposes without any financial gain. You are prohibited from using our Site:

• Engaging in any fraudulent or unlawful activity or with any fraudulent or unlawful intent.

We reserve the right to remove or disable access to content upon obtaining actual knowledge of illegality or upon receipt of a lawful order from a competent authority.

16. Suspension and Termination

We reserve the right to determine any breach of these Terms arising from your use of our Site at our discretion. If you fail to comply with these Terms, it may result in the following actions:

• Immediate, temporary, or permanent withdrawal of your access rights to our Site.
• Immediate, temporary, or permanent removal of any User Content you've uploaded.
• Issuance of a warning.
• Legal actions to reclaim all costs incurred due to the breach, including reasonable administrative and legal costs, on an indemnity basis.

If you no longer wish to remain a User of our Site, kindly notify us at . Upon such notice, your account details will be deleted from our systems within 60 days. Within the initial 30 days of this period, your account can be reactivated at no charge (though this can be done only once every 24 months). After this initial 30-day period, your account will be marked for deletion, and you won’t be able to post ads and listings. Once deleted, a new and fresh account will be required to resume posting listings and ads.

To terminate your account, a written 30-day notice from your official email or on letterheaded paper is essential.

17. Our Liability

We don't provide guarantees, representations, or warranties, whether explicit or implied, regarding property details, quality and conditions, price or cost, or other information displayed on our Site. Furthermore, we don't endorse or recommend any listing, ad or advertiser listed or accessible through our Site. We won't be held liable to you or anyone else for any decisions made or actions taken based on such information.

We do not conduct inspections on the properties featured in listings and ads, so before selecting a property to rent or purchase, or making any commitments to a landlord, seller, tenant, or co-tenant, it's strongly recommended that you conduct your own due diligence, background check, property viewing and inspection. YOU ARE SOLELY RESPONSIBLE FOR CHOOSING YOUR OWN ADVERTISER, TENANT, CO-TENANT and/or PROPERTY.

We are not responsible for any fraudulent conduct, misrepresentation, deception, or unlawful activity committed by Users in connection with listings, advertisements, or communications made through the Site.

These Terms do not exclude or limit our liability for death or personal injury resulting from negligence, fraudulent misrepresentation, or any other liability that cannot be excluded under applicable law.

To the extent permitted by law, we disclaim all implied or express conditions, warranties, representations, or other terms that may apply to our Site or its content. We will not be held liable to any User, whether in contract, negligence, breach of statutory duty, or otherwise, even if foreseeable, arising from the use of, or inability to use, our Site; or the reliance upon any listings, ads and user generated content displayed on our Site for any loss or damage, such as:

• Loss of profits, sales, business, or revenue;
• Business interruptions;
• Anticipated savings loss;
• Business opportunity, goodwill, or reputation loss; or
• Any indirect or consequential damage or loss.

Consequently, we do not guarantee the accuracy, integrity, quality, appropriateness, or legality of any user and third-party content and will not be liable to any user relying on such content. Additionally, we disclaim responsibility for any activities conducted by users and third parties on our Site, absolving ourselves from liability for any damages suffered by individuals due to such user and third-party conduct. Although we reserve the right to do so, as a general rule, we do not pre-screen user and third-party content posted on our Site.
